How It Works

Consultation

We begin with a personalized consultation to understand your property, your goals, and your expectations. We’ll review our services, pricing, and overall approach so everything is clear upfront. If it’s a good fit, we schedule a complimentary property walkthrough. During this visit, we evaluate the home and provide a market analysis to determine an optimal rental price—balancing strong income with market demand.

Onboarding

Once you decide to move forward, we act quickly. Most properties are market-ready within 7 days. We gather the necessary documentation, including ownership verification, W-9, banking information, and the signed management agreement. Our agreements are month-to-month, giving you flexibility without long-term commitments.

Initial Property Review

Before marketing begins, we conduct a detailed property review to ensure the home is fully rent-ready and compliant. This includes assessing major systems, safety items, appliances, and overall condition. If any maintenance or compliance issues are identified, we clearly outline next steps to ensure the property is positioned for success.

Resident Placement

Our resident placement process is designed to maximize exposure while maintaining quality, compliance, and strong market positioning. Each property is listed on the Multiple Listing Service (MLS) and marketed through AppFolio, which syndicates the listing to major rental platforms such as Zillow and other high-traffic rental websites.

Properties are presented with professional photography and clear, accurate descriptions to attract qualified applicants. We coordinate showings, manage applications, and conduct thorough resident screenings in full compliance with Fair Housing laws and applicable regulations.

Throughout the leasing process, owners receive weekly updates that include market feedback, showing activity, and pricing or positioning recommendations to ensure the property remains competitive and leased efficiently. During the leasing period, vacant properties are visually inspected on a weekly basis to monitor condition, security, and overall market readiness

24/7 Owner & Resident Portals

Owners have round-the-clock access to an online portal where they can view leases, financial reports, and important documents at any time. Residents use their portal to pay rent, submit maintenance requests, and communicate directly with our team. Everything is centralized, transparent, and easy to access.

Rent Collection & Enforcement

We offer multiple rent payment options, including online payments, checks, and money orders. All rent is collected directly by our firm, and security deposits are held securely in escrow. If a payment issue arises, we act promptly and enforce policies consistently. In the rare event of an eviction, we manage the process from start to finish to protect your investment.
